This well presented casual beach house located within close proximity to McKenzie Road beach and town shops.
Featuring a large north facing living area with wood heater, TV/DVD and Unlimited WiFi, a wood heater, kitchen has a dishwasher,
The outside yard is fully fenced with heaps of room for the kids to play.
The owner will consider a pet outdoors only. Parking is driveway only for 2 cars.
There are 4 bedrooms, sleeps maximum 9 people, 2 bathrooms, one bathtub, 2 toilets, reverse-cycle air conditioning, coffee pod machine, wood heater, quiet street, close to beach and shops. This property is outdoor pet friendly upon owners approval and a $200 dog bond which is refunded once the property has been checked for hair/poop/damage/digging etc.

Bedroom 4 - 1 x single and 1 set of bunks.
LINEN NOT SUPPLIED
Doonas with covers and pillows are supplied, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats and pillowcases) or you can hire these for an extra $25 per person. Please advise us if you wish to hire linen prior to arrival. Beds made up is an extra $15 per bed and must be advised a minimum of 7 days in advance of arrival.

GUEST TERMS AND CONDITIONS/HOUSE RULES/STRICTLY NO SCHOOLIES NO PARTIES!

GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.

This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.
If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval.

You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in.

NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property.

Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond.

CANCELLATION POLICY
Upon booking a 50% deposit is payable immediately.
The total balance is payable 30 days prior to arrival.
Cancellation requests before the 30 days of arrival - 50% deposit will be refunded
Cancellations less than 30 days prior to arrival – No money will be refunded

KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.

The house is an easy walk to Cowes main street. Beds, showers are great, and the house presented clean and well looked after. For the price, and I know it is a tough market when trying to rent during major events, but these items would add alot more satisfaction.
Little things would make it excellent including
* T.V upgrade, a cheap one with Chromecast would be brilliant, in particular those with kids or myself a big kid.
* Towels were extremely old.
* No soap for the showers.

This would not stop me from trying to rent it in the future, in fact I highly recommend it.

This is a fantastic house for our family holiday. Lots of space for the kids to run around. Such a comfy house which was spacious and super clean. It was very well equipped, the kitchen had everything. There were even books in the bookshelf and dvd's in the drawers, the kids loved it! Being so close to the town and the beach was a bonus.

The house was well equipped for 4 couples. Plenty of space indoors and outdoors. Can walk to the beach. Shops not too far.

Our family went to Cowes for a short break. The house was well equipped and comfortable. The front door should have had a more secure locking. The gate should be widened for larger cars. Otherwise very comfortable and enjoyable.

9 Rita Avenue is a great place to stay with a family. My 3 young children absolutely loved the flat (huge) back and front yards and the house had all we needed for a comfortable stay. The service from First National (Pago) is also wonderful.

This is a very nicely presented home with plenty of space. Good location in a very quiet street only 2klms from the centre of Cowes. Three double and three single beds. Recommended.

House was dated but very clean and well maintained. Everything we needed for cooking was in the kitchen and plenty of books to read. Very quiet area and walking distance to the beach. Stairs at the front deck get slippery when it rains so be careful and don't fall on your arse like I did

It was very fun and it had lots of room, I also liked the game boards you had especially chess/checkers/Kings. We also went to a beach and found 2 penguin holes. This holiday was very fun and I see why people would rent this house. Thanks.
