This superb home is positioned directly opposite the Shearwater Lake and only 50 metres to the Cowes Golf Club and a short 5 min stroll to the beautiful Silverleaves beach. This ideal family home would suit the fussiest of holiday makers, with 4 large bedrooms all with built in robes , 2 large separate living areas, 2 bathrooms, hostess kitchen with 900mm cooking appliances and stone bench tops. Polished hardwood floors throughout. NOT PET FRIENDLY
Free Wifi & Table Tennis Table. Features a baby safety gate adjustable as required.

LINEN NOT SUPPLIED.
Doonas with covers and pillows are supplied, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats and pillowcases) or you can hire these for an extra $25 per person. Please advise us if you wish to hire linen prior to arrival. Beds made up is an extra $15 per bed and must be advised a minimum of 7 days in advance of arrival.

GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.
This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.
If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval.
You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in.
NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property.
Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond.
CANCELLATION POLICY
Upon booking a 50% deposit is payable immediately.
The total balance is payable 30 days prior to arrival.
Cancellation requests before the 30 days of arrival - 50% deposit will be refunded
Cancellations less than 30 days prior to arrival – No money will be refunded
KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.

We booked this property for a 4-day, 3-night stay, hoping for a relaxing long weekend away from home. However, our initial impression as soon as we entered was that the property was overpriced considering the amount we paid. Furthermore, we were disappointed to find that no amenities were provided. Properties like these are typically expected to provide a home-away-from-home experience. We had a fantastic experience booking with Airbnb during the Easter break, and in comparison, paying $1500 for this property is not something we would consider in the future.
There were additional costs for various services, similar to building contracts, such as extra charges for bedding provision as well as setup. The BBQ provided had grease all over it, which was not ideal. Overall, our experience was not enjoyable, and we feel that for a similar price, we could have booked a better property through Airbnb. We will only consider Airbnb options going forward.

We are thankful for the holiday house as good as described, and it could have been much better if some basic life supplies are provided like tissue paper, hand towels and foil. It would be strongly suggested to bring all your personal life supplies here if you want to enjoy your holiday 100 percent.

We all absolutely loved staying at 7 Boardwalk Boulevard, Cowes. The house had everything we needed, the area was welcoming, with lovely new homes, plenty of walks close-by, a lovely small beach within walking distance. The main shops only a short drive away. Our Easter break was great timing with the Twilight Market along the foreshore with a live band (something we have all missed these past few years). We would certainly return for a repeat holiday, and not to forget the visits of the cape baron geese. An extra treat during our stay.

Phillip Island great place for families beach family friendly lots to do our accommodation was great for a family of a few generations staying together all though cleaners could do better considering guests have a list of to do's before leaving and it was left better than arrival office staff were great with any request and understanding and accommodating with sudden late check out request due a child suddenly becoming ill.

Amazing place for a reasonable price! We enjoyed our 2 night stay at 7 Boardwalk blvd, close to shops/ groceries, to the beach, and it was such a peaceful place. All amenities that you would need are there (we did not opt for the linen hire). Will definitely stay again and very much recommended!

we had 3 generations enjoy a great break away at a good location. Close to the golf course, across the road from the Silverwater wetlands with lots of birds for the grandkids to see, easy walk to the beach and 10mins drive to the surf beach. well equipped 4 bed home, quite and comfortable. Great long weekend for all of us.

Our family trip to Phillip Island was magic from start to finish. The penguins, go carting, playing on Cowes beach and a big spacious house where we could cook for ourselves was an exceptional experience.
