The home boasts five bedrooms, three bath rooms (one ensuite), formal and informal living areas, study, large kitchen with all facilities including stainless steel appliances, gas cooktop, and dishwasher, dining area with French doors that lead to your north facing verandas allowing excellent entertaining both indoors and outdoors, and separate laundry with washing machine. With the added features of ducted heating, (downstairs), television in living area, ducted vacuum system, a BBQ, and much more, this fabulous property is the perfect getaway, within walking distance to the beach and the main street. NO WIFI AVAILABLE

LINEN NOT SUPPLIED
The property supplies Doonas with covers, underlays, and pillows, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats, and pillowcases) or you can hire these for an extra $25 per person.
Please advise us if you wish to hire linen prior to arrival. Bed-making is an extra $15 per bed.

GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.
This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.
If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval.
You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in.
NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property.
Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond.
CANCELLATION POLICY
Upon booking a 50% deposit is payable immediately.
The total balance is payable 30 days prior to arrival.
Cancellation requests before the 30 days of arrival - 50% deposit will be refunded
Cancellations less than 30 days prior to arrival – No money will be refunded
KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.

No fans or aircon, no coffee making equipment

4 bedrooms are upstairs, and if it’s a warm day it gets very hot as there are no fans or aircon in the house. If you’re a coffee lover you should know that the kitchen has no coffee plunger or stove top espresso maker. Most holiday rentals should at least have one of these items for making coffee.
The house itself was nice and spacious, clean and the beds were comfortable.

The location is great
Having 3 bathrooms and 5 bedrooms is ideal and overall had a lovely time.
But the house needs some work and looks a little tired.
We had to return to the Real Estate office as they did not provide the right keys.
The upstairs AC not working
The upstairs lights kept fusing (wasted at least 3 hours trying to address - eventually required electrician) who apparently has been to this property multiple times for same issue)
smoke detector required replacement as the one present was not connected.
Some Windows needed attention.
Many Vents in floor and ceiling were blocked.
The fridge continuously beeped after opening.
The knives in kitchen were very blunt.
With this price you need consider providing linen.
Having to thoroughly clean the house on leaving makes the cleaning fee almost obsolete.
Need to also consider having WiFi available if you are charging such rates.

Plenty of space, walking distance to beach, shops & activities.
If you need internet, its not reliable so make sure to have a back up.

What a beautiful home, Large luxurious and very homely.
Plenty of room (we actual lost our way in there a few times)
Nice and clean when we arrived and so cozy. (Hopefully clean when we left too)
Big enough for two family’s. Plenty of bedrooms and well stocked with bed linen
The kitchen set out beautifully, with plenty of crockery.
Close to shops and beach(Just a short walk to either)

We stayed for 4 nights over the Queens Birthday long weekend. From the word ago the agents were so friendly and helpful and really gave it a personal touch.
The house was as described and was a fabulous size for our of 5 family. It could have easily/ very comfortably have accommodated 2 families.
The floor boards under the dining table are a little worse for wear but that didn't bother us as then we we weren't feeling like we needed to tip toe around!
A very functional layout and perfect location to walk to the main street only 5 minutes!

Overall we had a good time at 29 Church St Cowes.After the initial hiccup of no keys to get in(which was resolved quickly) and the bins not having been emptied. It's a really good place for a few families and the closeness of the shops and beach are a real bonus.

The house is in a great location, clean and large enough for 2 families. The furniture and amenities let it down. Broken dining chairs and a broken lounge suite. Very old beds. The singles were old metal spring bases from the 70's.
We still enjoyed our stay, but we would not rerurn.

Lovely place, very close to everything. Less than 5 mins drive to supermarkets (Coles, Woolies & Aldi), restaurants, beach, piers etc. Also less than 15 mins to get to the Penguin Parade. Quiet neighbourhood with plenty of parking spaces.

On the whole we enjoyed our rental experience. Great location, spacious house with generously sized bedrooms. The Kitchen was big and well stocked with cutlery. Having 3 toilets and showers was appreciated! Only a few gripes.. Water pressure, in our ensuite shower at least, was very low ( not sure if thats just an island issue ) The cooking elements did not burn high enough apparently, so had to have on high all the time. The living room TV could do with an upsize.. very small by today’s standards... though we told our kids “we’re not here to watch TV” It still would be nice to have a decent size TV to come home to and watch a movie with the family. But our time in the house was overall a positive experience.

It is a great house, clean and is supplied with enough kitchenware if you want to cook. Walking distance to the Cowes beach and the shopping street, it is very convenience. There is plenty of room for kids to play hide and seek. We spent 2 nights there and the kids wanted to comeback their "Phillip Island house" :)
Thank you for the way in which the inside of the property is presented ; quite spacious and clean. The kitchen and appliances are very good as are the bathrooms (3) and laundry. The BBQ worked OK but needs a thorough clean and it would be helpful to have an outdoor table/chairs on the deck.
